Standard residential property purchase by one or two individual buyers. Applies to houses, units and townhouses.
Residential Purchase — Company / Trust
Residential purchase by a company, trust, SMSF or other non-individual entity. Requires KYB and beneficial ownership verification.
Commercial Sale
Sale of commercial property including offices, retail, industrial and mixed-use. Elevated risk due to transaction complexity.
Off-the-Plan Purchase
Purchase of property not yet constructed. Extended settlement periods and developer involvement increase ML/TF risk.
Foreign National Purchase — EDD Required
Purchase by a non-Australian resident or citizen. High risk — EDD mandatory under AML/CTF Act s.36.
